Every experienced contractor has been caught out by the same thing at least once. The tin says 150 square feet per litre, the estimate was built on 150, and the job consumed material as if the figure were 105.
The label was not lying. It was answering a laboratory question, and you were asking a site question.
Theoretical vs Practical Coverage
Theoretical coverage is calculated from the paint’s volume solids and the intended dry film thickness. It assumes a perfectly flat, non-absorbent, primed surface and no losses of any kind.
Practical coverage is what you actually achieve, after surface absorption, texture, application losses and the paint left in the tray and on the roller.
The gap between them typically runs 15 to 35 percent, and every element of it is predictable. That is the useful part: none of this is random, so it can be built into an estimate properly.
The Base Formula
Litres required = (Net painted area ÷ Practical coverage per litre) × Number of coats × (1 + wastage factor)
Working the components:
Net painted area is gross wall area less deductions. Practical coverage is the label figure adjusted by a surface profile multiplier. Coats is normally two over primer. Wastage factor depends on application method.
Deductions for Doors, Windows and Openings
Standard practice in Indian estimation, though it varies between firms:
- Openings under 0.5 sq m are typically not deducted at all
- Openings between 0.5 and 3 sq m are deducted at 50 percent of their area
- Openings over 3 sq m are deducted in full
The logic behind partial deduction is that reveals, jambs and soffits around an opening still need painting, and the edge work consumes disproportionate labour and material relative to flat wall.
Whichever convention you use, state it on the quotation. Two contractors using different deduction rules will produce different areas for the same building, and the client will assume one of them is wrong.

First coat on an unprimed porous surface can run higher still. This is the main argument for primer from a pure cost perspective, since primer is cheaper per litre than finish coat and does the absorbing.
Realistic Wastage Factors by Method
- Brush: 8 to 12 percent
- Roller: 10 to 12 percent
- Airless spray: 25 to 35 percent
- Conventional air spray: 35 to 45 percent
Add a further 5 percent for elevations with heavy detail, numerous openings, or extensive cutting in. Add 5 percent again for work above two storeys, where handling losses increase.
Brush vs Roller vs Spray Consumption
Spray consumption surprises people who have not estimated for it before.
An airless spray gun atomises paint into a fan pattern. A meaningful proportion of that fan misses the target surface entirely, drifts as overspray, or bounces off. On an open elevation with wind, transfer efficiency can drop below 60 percent.
Spray still wins on speed and finish quality for large plain areas. But an estimate built on roller consumption and executed by spray will run short, sometimes by a full pack.
Rule of thumb for estimating: if spray is being used, add a third to your roller-based quantity.
Worked Estimate for a Real Site
Three-storey residential building. Perimeter 168 ft, height 33 ft. Normal cement plaster. Two coats over primer, roller applied.
Gross area: 168 × 33 = 5,544 sq ft
Deductions: 24 windows averaging 22 sq ft, deducted at 50 percent = 264 sq ft. Two doors at 24 sq ft, deducted at 50 percent = 24 sq ft. Total deduction 288 sq ft.
Net area: 5,256 sq ft
Coverage: label 140 sq ft/L, normal plaster multiplier 1.10, so effective 127 sq ft/L
Base quantity: 5,256 ÷ 127 × 2 coats = 82.8 litres
Wastage: 12 percent roller, plus 5 percent for height = 17 percent total. 82.8 × 1.17 = 96.9 litres
Order: 4 × 20L plus 2 × 10L = 100 litres
Primer: approximately 55 percent of finish coat volume = 53 litres
Building It Into a Quotation
Show the client the working, not just the total. Gross area, deduction method and figure, net area, coverage assumption, coat count, wastage allowance, resulting quantity.
Two things follow from this. Clients comparing quotations can see why yours differs from a competitor’s, which is usually because the competitor assumed label coverage with no multiplier. And if the job runs over on a genuinely rough surface, you have documented the assumption you priced against.
It takes ten minutes to lay out and it removes most of the arguments that arise later.
